Design flaw prevents proper locking

Pros

  • Attractive Design

Cons

  • Does not operate correctly

Best Uses

  • Replacement only

Comments about Perko Mortise Lock Set:

The dead bolt requires a 90 degree rotation of the shaft to properly extend the bolt. The key lock provided requires 180 degree rotation to lock. It is impossible to lock the dead bolt by key. I haven't talked to Perko about this yet. Hopefully they have a fix available. I have two locks which don't operate for the same reason

INTERNAL PARTS POT METAL

Comments about Perko Mortise Lock Set:

I have had two internal failures or this lock set. One the bevel pin broke off because it is cast pot metal that has questional suitability in a very thin high stress location. The second failure was the cam that drives the bevel wore to the point it would not contact the bevel drive pin.
I am amazed that anyone can justify the price for this lock set considering the inferior interior parts.

          Cons

Comments about Perko Mortise Lock Set:

Installation diagram does not have enough dimensions eg. depth of mortise. Needs a separate hole template for both sides of the door since the lock shafts are centered differently.
